Pre-listing insight for brokers and sellers.
ZoomInspect helps brokers and sellers document visible property conditions before a home is listed. It is not a certified inspection, licensed inspection, appraisal, warranty, or guarantee of condition.
1. Service purpose
ZoomInspect provides AI-assisted property documentation to help brokers and sellers identify visible issues and potential maintenance questions before listing a home for sale. The service is intended to support pre-listing preparation, seller education, broker workflow, and listing-readiness decisions.
2. Not a certified inspection
ZoomInspect does not provide certified home inspections, licensed inspection reports, engineering opinions, environmental assessments, code compliance reviews, appraisals, warranties, or guarantees. Any observations generated by ZoomInspect are informational only and may be incomplete, inaccurate, or limited by what was visible during capture.
Users must not describe, market, deliver, upload, or represent a ZoomInspect record as a certified inspection, licensed inspection, professional inspection report, or substitute for one.
3. Intended users
ZoomInspect is designed for brokers, listing agents, sellers, and their authorized representatives. It is not marketed as purchaser diligence, purchaser protection, or a replacement for any party's independent inspection. Any party who needs an inspection should retain a qualified, licensed inspector or other appropriate professional.
4. User responsibilities
By using ZoomInspect, you agree that you will:
- Use the service only for lawful pre-listing documentation and preparation.
- Provide accurate capture context and avoid hiding, staging, or mislabeling issues.
- Review all outputs before relying on them or sharing them with anyone else.
- Consult licensed inspectors, contractors, engineers, or other professionals when appropriate.
- Comply with all real estate disclosure duties, MLS rules, brokerage policies, and applicable laws.
5. AI and capture limitations
AI review and LiDAR capture can miss defects, misunderstand images, misread scale, or flag items that are not actual issues. ZoomInspect can only evaluate information captured and submitted through the service. Hidden, inaccessible, latent, structural, mechanical, electrical, plumbing, roof, pest, moisture, environmental, title, permit, and code issues may not be detected.
6. No reliance as professional advice
ZoomInspect records should be treated as preparation tools only. They are not professional advice and should not be the sole basis for listing, pricing, disclosure, repair, negotiation, financing, insurance, or closing decisions.
7. No warranties
The service is provided as is and as available. Pitch Clean Inc. disclaims warranties of accuracy, completeness, merchantability, fitness for a particular purpose, title, and non-infringement to the fullest extent permitted by law.
8. Limitation of liability
To the fullest extent permitted by law, Pitch Clean Inc. will not be liable for lost profits, lost opportunities, transaction delays, failed sales, repair costs, disclosure disputes, inspection outcomes, property condition issues, or indirect, incidental, special, consequential, exemplary, or punitive damages arising from use of the service.
9. Changes
Pitch Clean Inc. may update these terms as the service evolves. Continued use of ZoomInspect after changes become effective means you accept the updated terms.
